(the “Park”)
Park Policies
(the “Policies”)
NOTE:
- These Policies form part of the License Agreement signed by the Occupant for the use of a Site at the Park
- All defined terms used in these Policies are defined either in these Policies or in the License Agreement signed by the Occupant and Dominion
- These Policies may be amended at any time by without notice
- All revisions to these Policies will be posted on the Parks website
- It is the Occupants obligation to ensure it and its guests are in compliance with all Policies as amended from time to time

Courtesy and Respect:
- Occupants and their guests shall always be courteous and respectful to Park staff and other Occupants
- The Park is designated as a family facility with the intention that everyone enjoys their stay

Main Entrance Gate:
- Each camper has been assigned a personal gate access code to use to open the main entrance gate. This access code is NOT to be shared with guests visiting the park. Campers are expected to greet visitors at the main gate, provide access and guide their visitors down to their site or appropriate parking area.

Security is of utmost important at our Park and the following steps must
be followed by all Occupants and their invited guests to ensure the Park
remains as safe and secure as possible:
- If you are LEAVING the park and there is a car about to enter the park … — WAIT and have the camper entering the Park, use their gate code to open the gate and let them enter first. This ensures us that everyone coming into the park belongs to the Park community
- If you know the person wanting to enter the park OR see their Riverside RV Park MIRROR Hanger — THEN by all means trigger the gate to open by driving up to the Exit Gate Sign and let them enter first
- IF you are ENTERING the Park and you see a vehicle approaching the gate to leave the park, don’t be upset if they WAIT for you to use your gate code ... in fact, take the opportunity to introduce yourself as you pass by and get to know your fellow camper
- Whether you are leaving or entering the Park, we expect you to drive slowly and WAIT for the gate to close behind you
- If there are people coming and going at the same time, the LAST person passing thru the gate needs to WAIT until the gate has CLOSED
- Think of the Park gate as the door to your house and ensure it is closed while it is still in sight and do not allow people to enter who do not belong in the Park

Pasture Gate:
- This gate should always be closed, it is that simple
- When you are heading down to the river, you will need to open the gate and close it behind you
- When you are returning to the Park from the river, you will need to open the gate and close it behind you
- If you find the gate open, close it behind you, no exceptions
PLEASE NOTE: WE ARE NOT ASKING YOU TO CONFRONT ANYONE VIOLATING THESE PASTURE GATE RULES BUT ASK THAT YOU IMMEDIATELY REPORT THEM TO OUR PARK MANAGER -
Speeding:
- The posted speed limit entering the Park is 25km/hr and within the internal Park roads it is 15 km/hour
- Pedestrians always have the right of way
- Speeding or stunting by an Occupant and/or its guests is prohibited

RV Unit and RV Site:
- Only one RV Unit is permitted on an RV Site on a designated gravel pad at one time and no other sleeping accommodations are allowed except with the prior written permission of Dominion
- The power, water and sewer services at each Site shall solely be used for the one RV Unit located on the Site
- The Occupant requires Dominion’s prior written approval to replace an RV Unit on its Site with another RV Unit or other living accommodation
- The RV Site is for use by the Occupant and its guests only
- The RV Unit cannot be rented for use by others except with prior permission from Dominion
- The RV Unit must be portable and always remain portable
- The RV Unit shall always be roadworthy, licensed, and insured as required by applicable laws
- The Park roads will be cleared of snow when required in the winter by Dominion in its sole discretion
- The Occupant is responsible at its sole cost for winterizing its RV Unit
- Sites are not to be used for storage or anything creating an eyesore as determined by Dominion

The Occupant is responsible at its own cost for keeping its Site neat,
tidy and clean by doing the following:
- Promptly removing all litter and garbage,
- Cutting and trimming the grass on a regular basis so it keeps the same general manicured appearance as the rest of the Park grassed areas that are maintained by Dominion,
- Remove noxious weeds anywhere on the Site when they appear, and
- Remove grass and all types of weeds from the gravel pad when they appear.
- Keep the exterior of its RV Unit and permitted Site Improvements in good repair
- Only furniture and accessories suitable for one RV Unit as determined by Dominion are permitted on a Site
- Fences are not allowed
- Hot tubs are not allowed
- Trampolines are not allowed

Park Conduct/Quiet Hours:
- Park quiet hours are from 10 pm until 7 am daily
- Disorderly conduct, loud music, excessive noise, unruly behavior drunkenness, obscene language, obnoxious, disruptive or vulgar behavior, will not be tolerated
- All radios, television sets, stereos, phonographs, etc. must be turned down to a level that does not annoy or interfere others
- The Occupant shall control all of its guests and permitted pets to ensure the peace and privacy of others
- Those not complying with these Policies will be asked to comply and if they do not will be asked to leave the Park

Alcohol/Drugs/Smoking:
- Alcohol and cannabis consumption is only permitted on a Site and excessive use will not be tolerated
- Underage drinking and illegal drug use are not permitted in the Park
- Smoking of any kind is prohibited in all public use facilities in the Park
- Cigarette butts must not be thrown on the ground in the Park but must be properly disposed of

Off-highway vehicles (ie. dirt bikes, all-terrain vehicles, mini-bikes,
quads and side by sides) (all these are referred to as “OHV’s”):
- Not allowed in the park

Advertising/For Sale Signs:
- Not permitted in the Park except with the prior written approval of Dominion.

Septic System:
- Sewage shall only be disposed of in the Park’s communal sewer system via the sewer outlet located on an Occupants Site
- Only human waste and toilet paper are allowed in the Park’s sewer system
- In order for the Park sewer system to operate properly the waste water tanks in the RV Unit shall only be discharged into the Sites’ sewer system when they are full

Electric heating/appliances:
- Use of electric heat to heat anything is prohibited
- Small bar fridges are the only type of fridges allowed outside of an RV Unit

Site Improvements:
- No Site improvements or alterations shall be made without first obtaining Dominion’s prior approval. The Occupant shall ensure that any structure built on the Site is safe, in good repair and in a condition not likely to cause injury to anyone or anything
- Dominion reserves the right, in its sole discretion, to declare any of the Occupant’s structures to be unsafe, in which case such structure shall be dismantled or repaired by the Occupant to Dominion’s satisfaction
- No Site improvements are to be of a permanent nature and must be capable of removal with a minimum amount of effort as determined solely by Dominion
- All Site improvements shall comply with all laws, bylaws and regulations governing them
- The Occupant assumes all risk, liability, and cost arising directly or indirectly because of the Site improvements including underground line locating or damage to such lines

Vehicles:
- Occupants and their guests shall only drive their vehicles on designated roads, trails, and parking areas
- Only two vehicles are allowed per Site
- Non-operative vehicles are not permitted and may be removed by Dominion at any time at the Occupants expense
- Disassembly, building, rebuilding, or repairing of any vehicle or vehicle parts is not allowed in the Park

Off Site Storage:
- The Park has a designated storage area for various items such as watercraft provided, they have been pre-approved in writing by Dominion

Permitted Pets Only:
- The Occupant must have the prior consent of Dominion to bring a pet into the Park
- The Occupant shall dispose of all pet waste promptly and properly in their household garbage or in the Park provided garbage dumpsters
- If pet waste is not disposed of promptly and properly the Occupant may be charged $100.00 per violation
- Pets shall not make noises that disturb others
- Pets must be kept on a leash at all times in the Park or in an RV Unit except in designated off leash area(s)
- Pets must not be left unattended anywhere in the Park, in a trailer, vehicle or RV Uni
- All pets must have current vaccinations and licenses
- Dominion has the unfettered right to refuse entry into the Park and ban any pet from the Park at any time for any reason
- Pets are not allowed inside any public Park buildings

Potable Water:
- Potable water provided in the Park and on the Sites is for household use only
- Washing of an RV Unit or vehicle is not allowed in the Park

Fluid Cleanup:
- If any fluids leak from an Occupants or their guest’s vehicle (for example, oil, gasoline, anti-freeze, transmission fluid or any other liquids or contaminants) in the Park, the Occupant shall, at their cost, remove all soil contaminated thereby and shall replace the soil removed with new clean soil
- If the Occupant fails to perform their obligations as aforesaid, then Dominion may take all steps to remove such contamination and replace the removed soil with clean soil and all costs incurred by Dominion in so doing shall be paid by the Occupant to Dominion on demand

Garbage:
- Garbage dumpster’s in the Park are provided for normal household garbage generated in the Park only
- Construction material is not allowed in the garbage dumpsters
- All household garbage must be disposed of in a garbage dumpster and the lid kept closed when not in use
- Littering is not allowed
- No garbage shall be left outside an RV Unit or a garbage dumpster

Posted Signs:
- The Occupant and its guests shall obey all posted signs in the Park at all times

Open Fires:
- Fires are permitted on a Site provided they are contained in a portable fire-safe container and positioned at least 2 meters away from any structure or combustible surface and in accordance with all applicable laws, bylaws, regulations, and rules
- Fires are also permitted in the Parks public fire pits
- The Occupant shall not scorch or damage grass or trees
- Fires must always be attended by a responsible adult and must be completely extinguished before leaving them
- Occupants must obey all fire ban or fire restriction regulations

Exterior Clothes Lines:
- Exterior clothes lines are not allowed in the Park

Tents:
- Tents are not allowed in the Park except with the prior approval of Dominion

Occupant Guests:
- The Occupant shall ensure that it and its guests do not disturb the quiet enjoyment of anyone in the Park
- Dominion can limit whomever the Occupant wants at its Site for any reason by reserving the right to refuse entry to unsuitable guests and imposing a curfew on all Occupant guests

Firearms/Firework’s:
- No firearms of fireworks are allowed at any time in the Park
- Only legally approved flammable substances such as gasoline, diesel fuel, propane, natural gas stored in small sized Canadian Standards Association approved containers are allowed on a Site

Tree/Brush Removal:
- No dead or alive trees shall be removed anywhere in the Park except with Dominions consent
- If damaged or dead trees are required to be removed from a Site as determined by Dominion, the Occupant, at the Occupant’s cost, shall remove the RV Unit and other structures to facilitate such removal by Dominion
- The cost to replace any trees/brush either deliberately or unintentionally removed and/or damaged is the sole responsibility of the Occupant

Children:
- It is the responsibility of all parents and/or guardians to supervise and ensure their children play safely in the Park
